Company Philosophy
First Commercial Real Estate (FCRE), headquartered in Salem, Oregon, was founded in 2003 under the mission of an unwavering commitment to the service of clients in pursuit of their commercial real estate goals. FCRE embodies that mission, providing services in sales, leasing, tenant representation, site selection, investment analysis and land use consulting throughout Oregon. We work strategically and in a collaborative manner to amplify our clients respective professional resources – legal counsel, accountants, general contractors, architects, and bankers with the aim of achieving their commercial real estate goals.
While the FCRE business philosophy is rooted in producing results (or achieving its’ client’s goals) – we embody a service to the communities in which we operate, as we believe that a thriving community enhances livability and connection for all. We are intentional by supporting non-profits through volunteerism via board work and special committees.

Joshua Kay, Manager/Broker
Josh is experienced in all facets of commercial real estate, and is especially adept at valuation and financial analysis, bringing tremendous value to his clients as he advises in their commercial real estate activities. Josh operates as managing member of FCRE.
Josh has been with FCRE since early 2015, where he made an immediate impact in the local market and has since solidified his position by completing some very high-profile and complicated transactions. Josh represents a wide range of clients and prides himself on his ability to quickly identify and chart a course for success. Before commercial brokerage, and after a successful academic and athletic career at Linfield University, Josh contracted with an Oregon-based transnational firm that focused on the development, manufacturing and exporting of life-saving defense technologies.
Josh’s Kay family history is woven into the fabric of Oregon by way of the Thomas Kay Woolen Mill, an enterprise conceived in the late 1800s by the Kay family. Later, this business evolved into what is now known as Pendleton Woolen Mills.
Fast Fact: Josh farms a three-acre Pinot Noir Vineyard in the hills of South Salem.
Jennifer Martin, Principal Broker, CCIM
Jennifer brings almost 25 years of experience in commercial real estate lending and brokerage to FCRE. After running her own commercial brokerage, Jennifer decided to merge her company with FCRE to leverage the collective depth and resources in serving her clients. Prior to entering brokerage in 2003, Jennifer worked for one of Oregon’s largest regional banks underwriting commercial real estate and commercial construction projects. After a successful career in commercial lending, Jennifer worked for two national firms, honing her craft alongside other prominent area commercial brokers, and obtaining her Certified Commercial Investment Member (CCIM) designation. CCIM is an advanced designation in the analysis of investment real estate, giving FCRE a additional set of tools to assist investors with acquisition and disposition.
Meghan Salinas works alongside Jennifer in a dynamic fashion, fusing their respective strengths, knowledge, and experience to provide best-in-class service and expert guidance to their clients.
Fast Fact: Jennifer Martin loves to watch sports—particularly college football, basketball (men’s and women’s) and volleyball.
Ruth Dana, Principal Broker & Transaction Manager
Ruth is one of the most knowledgeable and well-resourced brokers in the Mid-Valley commercial real estate industry. Ruth has extensive experience in all facets of the industry, bringing a great depth and unique skillset to FCRE. Ruth has worked on many top producing teams throughout her career and continues to excel representing a wide range of clients. She is well-known for her proactive approach and active communication style and for ensuring her clients benefit from her wealth of information and attention to detail .
Aside from representing her commercial clients, Ruth works alongside FCRE by managing transactions and coordinating marketing efforts.
Fast Fact: Ruth’s second home is the US Virgin Islands where she met her husband and he operates a charter boat business part of the year. She has two daughters, Chloe and Hailey.
Jordan Truitt, Broker
Jordan’s entrance into commercial real estate brokerage comes on the heels of his vast experience as property and plant manager of the storied Salem and family operation, Truitt Bros. With a deep knowledge of business and industrial operations, Jordan brings real world experience in maintaining large-scale commercial property and the operations therein, providing practical and intuitive insight.
This passion for Oregon and community led to the opportunity to serve on several boards and committees, including the United Way of the Mid-Willamette Valley, City of Salem’s Downtown Advisory Board and the Oregon Department of Energy’s – Energy Facility Siting Council (EFSC). Jordan says, “The experiences that have led me to this point could only have been learned through hard work, integrity and grit, and they’ve prepared me to be an advocate for my clients and their commercial real estate interests.”
Fast Fact: Jordan is a licensed pilot and is married to Liz, and they have three children, Libby, Cutter, and Millie.
Tanner Morgan, Broker
Tanner Morgan joins the FCRE team following completion of his bachelor’s degree in Business and Communication from Northern Colorado while playing Division One Basketball for the Bears on a full-ride scholarship culminating in a CIT championship in 2018.
With a diverse background in various sales, digital-media, marketing and even construction roles, Tanner brings a wealth of knowledge and real-world experience to the team. Tanner is excited to be joining the FCRE team, and to not only learn from the successful brokers on the team, but also give back to his community in the same fashion that FCRE brokers are known for in the Willamette Valley.
Tanner grew up in Salem and has deep roots in the community. He is excited to be participating in the 2022-23 cohort of Leadership Salem, sponsored by the McLaran Leadership Foundation, the non-profit arm of the Salem Area Chamber of Commerce.
In his spare time, Tanner enjoys a pick-up basketball game, hiking and camping with friends, and watching his siblings play sports.
W. Conrad Venti, Broker
Conrad loves Salem, investing in people, is passionate about buildings/projects, and loves helping people make connections. This led him to commercial real estate which is a natural fit for his expertise and passions.
Conrad is a results-driven commercial real estate broker with a background as a real estate finance and banking professional spanning over 20 years. He has proven expertise in commercial real estate investment, real estate finance, historic property redevelopment, and commercial loan portfolio management. Conrad is adept at creatively solving complex financing needs, negotiating leases, and driving profitable outcomes for real estate projects. He has strong leadership, analytical, and communication skills with a keen eye for identifying and capitalizing on market opportunities.
In addition to his banking background, Conrad has first-hand experience in owning and managing restaurants in Salem. His unique experience in business and real estate gives him first-hand knowledge of what is required for business owners to navigate the tenant lease and build-out process.
Conrad has a genuine love for serving people both in business and through community organizations/non-profits. When he’s not spending his time in real estate or investing in our community he enjoys spending time with his wife, Kari, and their five children they homeschool.
Terri Frohnmayer, Founder/Principal Broker
Terri has been a force in the industry for decades, playing a pivotal role in many notable projects, ranging from ground-up developments to sales and acquisitions of landmark commercial properties. A fierce advocate for her client’s, Terri’s reputation precedes herself. Prior to entering commercial real estate, Terri worked in the financial sector of the forest products industry and was a successful entrepreneur, owning and operating several businesses.
Terri attended Rawlins College on a golf scholarship and graduated with a B.A. in Business and a minor in Accounting/Economics.
Fast Fact: Terri Frohnmayer was the United States Golf Association’s 2011 Senior Women’s Amateur Champion.
